摘要:
 西安二手房市场自2006年起开始有较大规模的发展。随着二手房市场的规模不断扩大,交易量稳步增加,价格呈现上升趋势,市场交易变得越来越复杂,因此,研究其现状并针对存在问题给出相应建议显得尤为重要。通过与郑州、成都、武汉三个城市的对比,得出目前西安市二手房市场还不够活跃的结论。实施税制改革、降低首付比率、整顿中介企业、加快办证等,都是促进西安市二手房市场发展的有效手段。

Abstract:
 The secondary market of Xi ’an has a large-scale development since 2006. With the scale of the secondary market continues to expand, the trading volume has steadily increased, prices rise, the market transactions become more and more complex, therefore, to study the current situation and give the corresponding suggestions in accordance with its problems is particularly important. In comparison with Zhengzhou, Chengdu and Wuhan, it is concluded that the secondary market of Xi ’an is not active enough at present. There are several effective means to promote the secondary market of Xi ’an, such as speeding up certificates, carrying out tax reform, reducing payment ratio, rectifying the Intermediary enterprises, and so on.
