摘要:
“限购令”政策的出台会对西安房地产市场产生重要影响。在短期内，“限购令”政策会使得普通住宅的成交量和价格都发生大幅度的下跌，而使高端住宅的成交量和价格发生上涨，但房地产的均价不会发生多大发生变化，房价的上涨速度会减慢；在长期中，“限购令”会对房地产投机行为有抑制作用，将使得普通住宅的价格下降，高端住宅的价格上涨，两者的成交量均会发生变化；“限购令”同时也会促使商业楼房、小产权房、郊区楼房价格的上升。
Abstract:
The introduction of "to be restricted to buy" policy will have an important impact on the real estate market of Xi’an. In the short term, the policy "to be restricted to buy" will make ordinary residential turnover and prices have undergone a substantial decline, leaving the high-end residential volume and price increase, but the average price of real estate does not have change much, only the house prices rose at a slower rate; in the long term, the policy "to be restricted to buy" will inhibit speculation of the real estate, will make the general housing prices decline,and improve the high-end residential prices, both the volume will change; the policy "to be restricted to buy" will also encourage the prices of the commercial buildings, house property, rural property to rise.
